As we aim to help you with your living requirements, there are certain elements about yourselves, which we will require to help you with your housing needs.

So, please contact us, with a brief description about yourself including the type of accommodation/housing which you require.

Based upon the information provided about the client, we will then search our database to find a suitable list of properties for you. If your housing needs are not urgent, then we shall log your details so we may contact you as suitable properties become available.

We advise you to start looking about a month before you wish to move for those looking to rent as the appropriate properties are viewed and reserved on a quick basis. Our services include;
Visiting you at your property and providing a rental valuation and any other advice which you may require about letting your property.
Giving advice on compliance of safety regulations.
Locating suitable tenants, your property will be advertised if necessary, however we have contacts with various companies and other organizations, personnel departments. Furthermore to this, contacts usually have tenants waiting.
Accompanying tenant applicants to view the desired property.
Obtaining and evaluating references and credit checks.
Preparing a suitable tenancy agreement and arranging a signature by the tenant.
Collecting and holding a stakeholders deposit (bond) from the tenant.
Preparing an inventory and schedule of condition.
Checking the tenant into the property and agreeing the inventory.
Supervising the transfer of gas, electricity and council tax accounts into the tenantís name.
Receiving rental payments monthly in advance and paying you promptly ,together with a detailed statement from our computerized management system.
If required, paying regular outgoings for you from rental payments.
Inspecting the property periodically and reporting any problems to you.
Arranging any necessary repairs or maintenance, first liaising with you in the case of larger work.
Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary
Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

We maintain a flexible attitude, and are generally able to adapt our services to meet our clientís individual circumstances and needs, for example by providing a part only service or alternatively by taking on additional tasks and duties. There are no other standard fees or charges. No upfront charges-nothing to pay until a tenant moves in and starts paying rent. We advertise your property at no extra charge.
